Launched! Bhoomi Orabelle - Balle balle!!

Hurray! On Gudi Padwa 2016, Bhoomi Infracon launched Orabelle, 1.5 BHK & 2 BHK Flats, near Basket Bridge, on Aundh Ravet BRT Road, Ravet, Pune 412101, Pimpri Chinchwad Municipal Corporation (PCMC)!!:

Yes, I visited Bhoomi Orabelle at Ravet! For the last few months - may be a few years - some of you readers were asking me why I haven't reviewed Orabelle. Because, it's not yet launched and I don't write about pre-launch offers - was my answer. Now, I can proudly say that - Hurray! I have visited Bhoomi Orabelle!!

(How come the builder let you visit the site? - someone who reads my blog may wonder. So, let me clarify that - those builders who don't have anything to hide - welcome me with open arms!)

Yes! Mr. Pankaj Yeola, CMD, Bhoomi Infracon Pvt. Ltd., had heard a lot about me, but was not fortunate enough to meet me. (He said!) So, when I gave him my best wishes for the launch of Orabelle, he himself gave me a tour of the show flat and explained the project.

Obviously, I asked him - why did you take so long to launch?

Launch a project & get the bookings - days are over. Today flat buyers demand all - sanctions & approvals, show flat, and construction in full swing. Today, concept is not enough - execution is essential. Now, we have all. Construction of the fan shaped 4 buildings in the first phase is - in full swing. Nearly 10 slabs of A building are done and construction of the rest of the 3 buildings is also going on. The clubhouse is ready - which at this point houses - office & show flat. Today, presentation is not enough. Performance is required. Now, Orabelle is a reality - not only an imagination. Mr. Pankaj said.

You will get all the fittings & fixtures shown in the show flat. The flat will be 'no lintel flat'. Eight (8) feet height is maintained all over the flat - doors, windows, dados in bathroom everything is at 8 feet leve. Result is rooms look spacious, light & ventilation is ample, home looks elegant. The window grills are fitted from inside - will not disturb the classic French style elevation with cornicing. Entrance lobby, 3 side open flats & fan shape layout will maintain the privacy and offer better view for the each flat. Mr. Pankaj told.

The most important attraction of Orabelle is the budget. The basic approximate all inclusive property price of a 1.5 BHK Flat is around Rs. 53 Lakhs and of a 2 BHK is in the range of Rs. 60 - 62 Lakhs. No wonder my readers were so much interested in Orabelle. Particularly those who make up their mind based on only two parameters - the location & the price.

When you are hell bend on buying a flat and come across some project at Ravet which fits in your budget the size of a flat - the carpet area of a flat - never remains an issue. A 1.5 BHK Flat of 51 sq. meter (544 sq. ft.) carpet area is okay. A 'comfort' 2 BHK Flat of 56 sq. meter (602 sq. ft.) carpet area is fine. And a large 2 BHK Flat of 58 sq. meter (629 sq. ft.) carpet area is no problem.

When I ask them -
Is it really wise to pay 53 Lakhs for 51 sq. meter (544 sq. ft.)?
Do you find it worth to pay 60 - 61 lakhs for 56 - 58 sq. meter (602 - 629 sq. ft.)?
You know what they say?
These are not only sq. meters & sq. feet! It's a carpet area. The carpet area of a flat. My flat. At Orabelle Ravet. In PCMC. The dream of my life. Balle balle!!

    - As per builder website, project was launched in Jan 2015. So does this mean he got approvals after 16 months ?

    62L for about 620 sq ft flat, which is Rs.10,000/sq ft on carpet for a place called Ravet ! This is expensive than several far more developed locations & that too for flats which are ready for possession.

    And LARGE 2BHK is of 620 sq ft ! This is like calling Maruti alto a Limousine !

    This is latest news and speaks only about stock market listed real estate firms. If you add non-listed real estate firms, the debt amount will shoot up drastically.

    Rs 59K crore! The amount private real estate firm owe piles up :

    Nonetheless, given today's situation, buy ready for possession flat with all approvals & till you don't find one, stay on rent. Buying under-construction flat is as good as donating money to builder.

  2. Hi Ravi, Many of us have been asking to review Siddhashila Eela at punawale, its already launched. is it the builder is not allowing you? or is it you are too busy ?

  3. These flats are very expensive. better to buy a big bus and live inside it for life time. You can park it in koregaon park.

    Note: Silver 9 was launch ~1 year ago (i visited there with my dad 1 yr ago)

    3. it will take near about 10 years to fulfill all the amenties and complete the project
