How to send fraud builder - developer to jail & recover your money

Investors in Temple Rose City Pingori Purandar scam demonstrate that Police Public Participation is the way to send the plotting scheme fraudsters to jail & recover your money:

Mrs Nitin Shukla Tiwari - who filed complaint with EoW - and one of the leaders of Temple Rose City Investors

Posting online complaints about a fraud builder or a land developer is not enough.

Take action against these scamsters.

Come to Shivajinagar court today afternoon.

See with your own eyes how investors in plotting scam are sending the fraudster to jail.

I was there last time when court extended the police custody of Devidas Sajnani of Temple Rose Real Estate - who duped thousands of investors for crores of rupees.

Hundreds of investors in Temple Rose City Pingori were present in court.

12 days in police custody!

As per the law even a murderer gets a bail.

But the court refused to give bail to Sajnani.

You know why?

It's all possible because of the police public participation!

The investors in Temple Rose City scam are actively participating in the police investigation.

Yes! It is possible!!

In fact, it's your duty to help the police to investigate - says Mr. Rajesh Puranik of Economic Offence Wing of Pune Police.

Commissioner of Pune Police Rashmi Shukla and DCP Sudhir Hiremath encourage victims of the scam to join hands with the police.

To guide the victims of real estate scams - RTI activist Mr. Vijay Kumbhar has created an exclusive platform - www.vijaykumbhar.com - join it.

It means that - now - you are sure that the force is with you.

Question is - are you coming forward to file your complaint?

Investors in Temple Rose City did that. In big numbers.

They joined hands with police to collect evidence. Made their case very strong.

That's why Sajnani was again sent to police custody.

You know what happens when the criminal who has duped you is send to police custody?

You stop considering yourself victim.

You stop feeling ashamed of yourself for investing in a ponzi scheme.

You stop blaming yourself for not being diligent while investing.

You stop feeling guilty for being stupid.

In life at some point of time every human being makes a mistake.

But a responsible person corrects the mistake.

And when you help the police to catch the victim you feel proud of yourself.

When you bring the cheater to the court - your shame - guilt - vanishes.

You stop feeling worthless victim.

You realize your power.

You gain your self respect back.

And of course, possibility of getting your money back increases.

After the court hearing when I was talking to some investors - pointing at Police Inspector Rajesh Puranik someone said - "He is Singham! It's all possible because of him!!"

"We all are Singham!" - someone next to me said.

"Yes! You all are!!" - I said.

When you will join hands with the police to send the fraud builder developer to jail - you will feel the same about yourself.

So stop complaining. Take action. Become Singham.

Builder accused of abetting homebuyer's suicide gets bail

Wakad Case:

A sessions court here has granted a conditional bail to a builder who is facing trial for allegedly abetting the suicide of a homebuyer in Wakad on December 4, 2016.

The deceased, Sadashiv Jangam, had booked a flat for Rs 11.75 lakh in a scheme developed by Sachin V Pani and paid a part of the consideration to the builder. When Pani failed to complete the project in time, Jangam started staying in the partly constructed flat with his family, prompting the builder to allegedly threaten him with forcible eviction and insist on payment of remaining consideration.

Jangam had left a suicide note accusing the builder, among other things, of demanding part consideration without executing any agreement and of non-cooperation resulting in his inability to raise loan from financial institutions. Jangam's wife, Suvarna, had lodged an FIR against Pani following which the Wakad police had arrested the builder on March 12.

NGT orders fresh inspection of Goel Ganga Bhagyoday, Ganga Bhagyoday Towers and Amrut Ganga

The review petition demands an increase in the cost of compensation from Rs 105 crore to Rs 500 crore for damage of the environment:

Pune Mirror - NGT orders fresh inspection of Goel Ganga project site

An alleged attempt to restart construction activities at a contested site by city-based real estate giant, Goel Ganga Developers India Private Limited, was disrupted by the Pune bench of the National Green Tribunal (NGT) at a recent hearing.

In the latest development, the bench has directed that an assistant director of town planning for Pune be appointed as a `court commissioner', to carry out an investigation at the projects Ganga Bhagyoday, Ganga Bhagyoday Towers and Amrut Ganga, all located at Vadgaon Budruk on Sinhgad Road, to ascertain whether any construction activity is actually going on over there.

The bench of Justices U D Salvi and Dr Ajay Deshpande asked this court commissioner to check on the extent of construction and excavation being carried on at the site, and file a report before the bench at the date of the next hearing. The bench further instructed that the site inspection would have to be carried out in presence of the complainant, developer and Pune Municipal Corporation (PMC) officials.

The order was an outcome of a review petition before the NGT filed by complainant Tanaji Gambhire against the developer and PMC. The petition demanded an increase in the cost of compensation determined in an earlier case from Rs 105 crore to Rs 500 crore for damage of the environment. He also appealed that the illegal construction at the site be demolished, and no further construction allowed.

In the earlier case last year, during which time even the Supreme Court had refused to give any major relief to Goel Ganga Developers, the latter had faced an environmental compensation cost of Rs 105 crore from NGT for flouting environment clearance (EC) norms. At the time, as per allegations by petitioner Gambhire, the developer had constructed 18 multi-storeyed buildings with 807 flats, as against an environment department clearance granted on April 4, 2008, that allowed for only 12 buildings with 552 flats in the integrated project.

Peer-to-Peer Real Estate Marketplace for Non-Resident Indians

Reobee - reobee.com - Launches First-of-Its-Kind Peer-to-Peer Real Estate Marketplace for Indian Expats.

Reobee's goal is to establish itself as the trusted, truthful solution to the many hurdles that plague Indian-Americans, expats and temporary immigrants that may want to take advantage of the booming market for buying and selling apartments in India:

Reobee - reobee.com - the first and only online marketplace that helps connect non-resident Indians with their peers to buy and sell real estate in India.

San Jose, CA, June 01, 2017 - (Press Release)- Today the peer-to-peer real estate company Reobee launched the first and only online marketplace that helps connect non-resident Indians with their peers to buy and sell real estate in India.

Reobee's goal is to establish itself as the trusted, truthful solution to the many hurdles that plague Indian-Americans, expats and temporary immigrants that may want to take advantage of the booming market for buying and selling apartments in India.

Sources placed the total amount of expat investment in India's eight largest cities at nearly $10 billion by the end of the calendar year 2016. Real estate is already the country's second-largest employer after agriculture, and the market is projected to grow by as much as 30 percent in the next decade, with Non-Resident Indian (NRI) investments expected to account for anywhere from one-fifth to one-third of those investments.

The booming trend in expat investments is driven by a combination of factors: a devalued rupee, more conducive regulations and cultural norms, and the high return on investment that Indian expats enjoy on these properties. But finding a reliable, trustworthy connection to their peers has been a struggle for Indian expats.

Reobee is poised to solve that problem by offering a standardized, reliable marketplace in which expat Indians can introduce themselves and communicate securely with peers that are also interested in Indian real estate, and examine properties from afar.

Because the lack of a stable peer-to-peer platform has been a primary impediment to the non-resident Indian real estate, it's possible that Reobee's introduction will help this rapidly growing market boom even more than projected. Reobee is the only online market of its kind, and its potential audience of non-resident Indians numbers about 30 million, or roughly the entire population of Canada. And that population's growing investment power is almost incomparable, with some estimates putting it at $29 billion in 2015, up from $200 million in 2000.

For more information about Reobee, visit https://reobee.com/

From 1st July - pay VAT on every payment installment

Instead of paying lumpsum 1% VAT at the time of registration of the agreement - like the Service Tax - pay VAT on every payment installment.

Maharashtra Government issues a notification to levy Value Added Tax on Property based on staggered payments received from home buyers.

Currently , property transactions attract VAT at 1% of the transaction value payable at the time of registration of the agreement. However, with the amendment in the Maharashtra VAT Act, the buyer will have to pay the tax at the time of making staggered payments to the developer. The treatment for payment of VAT is now aligned with the service tax, which is also charged based on milestone payments. With these changes, a home buyer making payments up to June 30 will need to pay tax of 5.5%, including 1% VAT and 4.5% service tax.

Temple Rose Plotting Scam - Classic Example of Police Public Participation

Court extends police custody of Sajnani till 5th of June.
Other directors of Temple Rose are absconding.

Temple Rose Plot Buyers - Mubina Sanaula, Deepali Deshmukh, Rashmi Nehete, Prithviraj Pardeshi, Pravin Jain - went with Police Inspector Rajesh Puranik and his team to Sajnani's residence in Mumbai for Panchnama!

Case filed against Temple Rose Real Estate Pvt. Ltd (TRREPL) plotting and investment fraud is a classic example of Police Public Participation (PPP).

And that is the reason why TRREPL director - Devidas Sajnani - is behind the bars and the chances of getting investors money back have increased.

Thanks to Rajesh Puranik, Police Inspector of Economic Offences Wing ( EoW) who under the guidance of Commissioner Rashmi Shukla and DCP Sudhir Hiremath not only had a proactive dialogue with TRREPL investors but also invoked Maharashtra Protection of Interest of Depositors Act (MPID) in this case.

Under MPID competent authorities can seize and sell accused persons properties.
Even if, the accused has sold or transferred the properties to third party, authorities can seize those too.

Under MPID only the persons who have registered the complaints get their money back.

How can The Times of India do this to Pune Builders?

MahaRERA is for the promotion of real estate business.
MahaRERA is for increasing housing supply.
Not to harm the builders in Pune.
Not to create shortage of housing in Pune real estate market.:

Add caption

To gain insights on how RERA will transform the real estate industry, yesterday evening, I visited RERA Information Desk of Posiview Consulting at Times Pune Property Exhibition at Sheraton Grand near Pune railway station.

In the couple of hours I was there, I realized that most of the people who visited the RERA Desk were victims of the builders in Pune. These victims of the builders wanted to know whether MahaRERA will give them justice. Ms. Komal Karwande, who was at the Desk, confirmed the same.

At Times Property Expo, the victims of Pune builders outnumbered the visitors who wanted to book flats!

For example, at the exhibition, there was one couple in their 80s. Some 10 years ago they had booked a flat in a project near their home for their only daughter - so that their daughter can take care of them. But even after 10 years - they haven't received possession of their flat.

Instead of their daughter taking care of them - for the last 10 years - they are fighting for possession of their daughter's flat.

They had gone to consumer court & won the case. But the builder is refusing to follow the consumer court's judgement of giving possession of flat. The builder is ready to refund their money but refusing to give a flat.

Can MahaRERA help us to get possession of our flat? The couple in their 80s wanted to know.

This is terrible!

This is not only against the interests of the builders who participated in the property exhibition but this is against the entire builder lobby in Pune.

Instead of presenting a rosy picture which will tempt the visitor to book a flat - the organizers of the property exhibition are demotivating the visitors from booking flats.

By inviting victims to the exhibition - instead of a fiction - the organizers had exhibited the facts. The ugly truth of Pune real estate market. I said to myself.

In short, it was an exhibition of unfair - unethical - illegal - criminal - business practices of the builders in Pune.

How can The Times of India do this to Pune builders?

Spreading negative sentiments against the builders in Pune is not fair.

After all builder's ads is the main source of revenue of The Times of India.

These negative sentiments will completely destroy the business of builders in Pune who are already struggling to survive.

True! For the last couple of months the builders in Pune have stopped releasing ads.

True! For the last 6 months or so the builders in Pune are not taking part in The Times Property Expo.

True! In the next 6 months the builders in Pune may not release ads & may not participate in any property exhibition.

But it doesn't mean that anyone has a right to punish the builders in Pune for that!

If it had been a CREDAI Pune Metro Property Exhibition, the builders would not have put RERA Information Desk. The builders would not have let their victims enter in the exhibition. If the victims had tried to enter - like the last CREDAI exhibition - the builders would have used police force against them.

I hope that The Times of India will correct it's mistake and join hands with the builders in Pune. Together they will spread the positive sentiments in Pune real estate market and give boost to the business. Which is the main purpose of MahaRERA.

What say you?
Instead of a justice to the victims of the builders, all we want is more housing supply. Right?
Please, share your views in the comments.

Pune Police arrest Devidas Sajnani of Temple Rose City Pingori Purandar

After the dramatic arrest in Mumbai, Sajnani to spend 5 days in the custody of Economic Offence Wing of Pune Police:

Mr. Rajesh Puranik, Police Inspector - Economic Offence Wing of Pune Police & Mr. Vijay Kumbhar, RTI Activist

Economic Offence Wing of Pune Police has booked Sajnani under Maharashtra Protection of Interest of Depositors Act (MPID) Act. Section 3 & 4, and The Prize Chits and Money Circulation Schemes (Banning) Act, sections 3, 4, 5, and sections 409, 420,467, 468 120 (b), 34 of the Indian Penal Code.

Sajnani floated 'Proposed N A Plots scheme' Temple Rose City at Pingori village near Purandar and offered investment schemes like Buyback, Guaranteed Double Income in 4 Years, Equated Monthly Installments and Income Growth — assuring 20 - 25% returns per annum - collected over 2.13 Crores from 4000 investors between 2013 and 2017.

Sajnani allegedly sold the land to investors by signing notarised agreements, but no land was allocated to them. The plotting of the land was never done and it was never converted to NA. The company officials allegedly sold the same land to 11 persons by using forged memorandum of understanding and sale deed documents - investigating officer Rajesh Puranik told Indian Express.

Vijay Kumbhar not only exposed Temple Rose City Pingori scam but he also guided the investors to take action against Sajnani.

With the permission of Mrs. Rashmi Shukla, Pune Police Commissioner, Mr. Rajesh Puranik, Police Inspector - Economic Offence Wing of Pune Police, organized the meet of investors.

Ms. Niti Rishi Dutta Shukla Tiwari, of NCL Colony in Pashan, led the investors and lodged complaint at the Chaturshrungi Police Station.

According to the latest news, EOW of Pune is seeking help of the Enforcement Directorate to trace the suspected transfer of funds to the US by Sajnani.

Citizens of Pune demand refund of property tax

Citizens are rallying behind an online petition started by Sujit Agarwal, a resident of Baner Pashan Link Road, who has appealed to Pune Municipal Corporation to refund the property tax collected over the years.

Citizens of Pune demand refund of property tax

According to Agarwal, the civic body has failed on all counts for which it is collecting the money , including roads, water, sanitation and even gardens, public spaces and tree cover.

The petition says -

Dear PMC Commissioner;

As property owners in Pune, we have been paying Property Tax for the last several years.

Despite the annual increases in the Property Tax claimed from us, we note that the services for which we pay tax are full of fault, imperfection, shortcoming or inadequacy in the quality, nature and manner of performance which is required to be maintained by the Municipal and other Acts. Particularly:

1. The 1987 Development Plan for the city has not been implemented to even 30%.

Less than 10% of the properties meant for Public Utilities and Open Spaces have been acquired and developed.

Particularly for our area; the main 120 feet Baner pashan link road which connects 2 important areas of Pune viz BANER and PASHAN is still not ready.

Not a single garden or playground exists for residents in our area.

This means that you have failed to discharge your duties and provide services paid for under the General tax (Sarv-sadharan kar).

2. None of the electoral wards in the city are free of tankers and bottled water.

Residents are paying several fold the Property Tax amount every year to have access to water for their daily needs and safe drinking water.

We have sent letters to you through society showing the amounts spent on Tankers by our society over several years and regular complaints have been made to water department to regularize the water supply. But there has been no action.

This means that you have failed to provide services you charge for under the head Water tax: (Paani-patti).

3. You have made it mandatory to take care of our own wet waste; which is a cost to us.

For our Dry waste a private agency, Swach, has been asked to charge us separately every month.

For garden waste we again have to pay for the pick up.

And the streets around us are all littered heavily.

This also highlights that you have failed to provide services paid for under Conservancy tax (Safai Kar) as well as under Swachata Tax on all services I use within the city.

4. You have reduced the tree cover in the city to less than 0.5 trees per capita.

This makes the air unbreathable, the temperatures soar high, the rain illusive and a loss of ability to recharge the groundwater costing the residents of the city dearly.

This also means that the services of protecting and preserving the trees as per the Tree Act of 1975 and Tree Plantation / Vriksha Sanwardhan Tax levied have not been provided by you.

The trees planted by us also are not provided the water care and cages; leading to their death

5. All the fresh water streams of the city and the rivers have been converted to sewers by laying sewage pipes in them and discharging sewage into them despite the Bombay High Court orders in 2012 to relocate the sewers outside the water bodies.

This has contaminated our surface and ground waters and spread disease and death.

This also means the you have failed to provide services paid for under Sewage water Tax.

Job crash in IT industry may crash Pune real estate market

No buyers for the flats in 40 - 80 lakhs budget in Pune real estate market.
Out of 39,000 flats available for sale
only 3,500 were booked in the 1st quarter of 2017:

Job crash in IT industry may crash Pune real estate market

According to Moneycontrol news story, Pune real estate market may not come out of ongoing longest slowdown.

The reason is the job crash in Indian IT industry.

No new job creation and fear of losing jobs has hit the first time home buyers market.

Result is - there are no buyers for the flats in the price range of Rs. 40 - 80 Lakhs.

That's why - according to PropEquity - in the 1st Quarter of 2017 - out of 39,000 flats available for sale - only 3,500 flat were booked.

It means that despite low home loan interest rates and trust building initiative like MahaRERA - Pune real estate market may never revive.

The builders in Pune - and in other cities in India - which were banking on IT industry - are terrified.

Impact of GST - property prices may drop by up to 5 percent

"After the implementation of GST - property prices are going to go up - so better book today" - for a while, many builders in Pune were using GST - Goods & Service Tax - as a threat to frighten the flat buyers and force them to book flats. If you are one of them - you must read this news story published on May 23, 2017 in Times of India

Impact of GST - property prices may drop by up to 5 percent

Housing price are likely to fall by up to 5% following the implementation of goods and services tax (GST) after the Centre and states decided to peg the levy at 12% on finished houses or apartments.

After allowing for credit for taxes paid on inputs such as cement, steel, paints and other items, the actual burden will be lower. As a result, the price of a Rs 1-crore apartment may come down by Rs 3-5 lakh, said a consultant.

The net price of houses in the affordable segment, which cost up to Rs 30 lakh (at Rs 3,500 per sqft of built-up area) should fall by 5%.

Once GST kicks in, home buyers will not have to pay the 4.5% service tax on the final price that they shell out while taking possession.

As a result, tax consultants and realtors said that fixing the GST rate at 12% was a customer-friendly move and would lead to either lower tax liability or be tax neutral.

Will MahaRERA resolve flat buyers' complaints against builders in 60 days?

"I am worried ..... Will MahaRERA really give justice to victims of builders ..... Will MahaRERA be an illusion of justice ..... Will MahaRERA be a mirage .... a false hope ..... Will MahaRERA be able to resolve flat buyers' complaints against builders in 60 days?" - asks Advocate Shirish Deshpande, Chairman, Mumbai Grahak Panchayat.

Will MahaRERA be able to resolve flat buyers' complaints against builders in 60 days?" - asks Advocate Shirish Deshpande, Chairman, Mumbai Grahak Panchayat

One of the good things about Real Estate (Regulation and Development) Act, 2016 is speedy & efficient disposal of flat buyers' complaints. Section 29 of the Act says that RERA Regulator shall dispose of the complaint within a period of 60 days from the date of receipt of complaint.

How many days? 60 days!

A flat buyer's complaint against the builder will be resolved in 60 days!!

Is this a gimmick or a legal commitment?

In 1986, when Consumer Protection Act was passed - we were given the same kind of assurance - consumer complaints will be resolved in 90 days!

But in the last 30 years - all of us have seen how efficient & speedy consumer courts are.

Justice delayed is justice denied.

That's why - in the presence of all of you - I want to question Mr. Gautam Chatterjee, Chairman of MahaRERA - There is a provision of expeditious disposal of complaints in the RERA Act passed by the central government - but - Mr. Chatterjee - are you in a position to resolve flat buyers' complaints against builders in 60 days?

Will MahaRERA resolve flat buyers' complaints against builders in 60 days or will it be a daydream - a mirage - an illusion?

Will MahaRERA be able to deliver justice to the flat buyers or will it be a one more big disappointment?

Advocate Shirish Deshpande, Chairman, Mumbai Grahak Panchayat asked Mr. Gautam Chatterjee, Chairman of MahaRERA, in an event organized last weekend. The name of the event was - "Unfolding MahaRERA" - रेरा कायद्यात दडलंय काय?. Adv. Deshpande was expressing his expectations from MahaRERA.

Adv. Deshpande, the host of the event, not only expressed his concern, he offered the solution too.

Appoint more number of adjudicating officers, he suggested.

From the 1st of August 2017, there would be a big flood of complaints against the builders. Most of these complaints can be resolved by the adjudicating offices. As a chairman you have the power to appoint adjudicating officers. Exercise that power.

And before appointing adjudicating officers from the judiciary - arrange an orientation programme for them. Because, MahaRERA would be effective only if they realize the importance of social justice.

Otherwise, the process of resolving complaints would become a legal battle which builders' lawyers can easily win. Builder's lawyers will use all their legal expertise & experience to defeat the flat buyers.

See that the adjudicating officer understands the intention behind implementing MahaRERA - to protect the interests of the flat buyers.

What we all expect from MahaRERA is social justice. If you need more time to deliver it - we don't mind.

Instead of 60 days - take 90 days.

We don't mind even if you take 120 days.

Because for us most important question is - Will MahaRERA disappoint us like the Consumer Protection Act or will it really protect the interest of the flat buyers by offering speedy & efficient justice? Asked Adv. Deshpande.

What say you?

Will the politicians & bureaucrats take strict action against the 3rd member of their nexus - the builders in Pune?

And for whom? For the urban middle class?

To win the votes of urban middle class in Pune - IPL - 20 Twenty Matches, malls, roads, flyovers, metro & airport is more than enough.

We want development. We don't bother about justice.

Right?

PMRDA serves notice to Goodland County

Eiffel Olympia - Eiffel Infocity - Goodland County - an illegal plotting and township project?

Eiffel Olympia - Eiffel Infocity - Goodland County - an illegal plotting and township project?

Last year after noticing large scale excavation and a lot of construction activities Vijay Kumbhar once again complained to then PMRDA chief Mahesh Zagade.

The special executive officer of PMRDA, Annasaheb Chavan, then sent a notice to Goodland County and asked for permission for construction they have if any.

Goodland County claimed that they have necessary permissions and showed same old documents of Eiffel Infocity.

Then building permission department of PMRDA clarified that Goodland County does not have asked for any permission or PMRDA has not given any.

Then PMRDA asked Goodland County to remove the construction on their own.

After not obeying their directions PMRDA as a last chance and for sake of natural justice has served the notice to Goodland County and asked to produce proof of permission.

Failing which PMRDA will remove the constructions and start criminal proceedings against them.

A Visit to Mantra Park View Dhayari

1, 1.5, 2, & a 3 BHK Flat for someone who can't afford to own a flat:

Mr. Swapnil Pharat, Assistant Manager - Sales, & Ravi Karandeekar

I visited Mantra Properties' Park View at Chavan Baug in Dhayari on Sinhagad Road. It was Saturday, the first day of 'Sabse Saste 7 Din' offer. Around 1130 am, I reached the site sales office. I was the first visitor of the day. I left around 1 pm.

When I was leaving, I saw a young couple climbing a small mountain on which the site office was located. I felt very sorry for the young couple. Because, I was almost convinced that flats in Mantra Park View are for those who can not afford to own a flat.

Why do want to own a flat when you know well that you can not afford to buy one? I wanted to ask the couple. But couldn't ask because I was already late for my next appointment.

Hey young couple! You are too young to own a home. If you work & save for a few more years, you will be able to own a real home. Not something which looks like a home. Why rush and buy inferior property today? You know? Getting a home loan is easy - but repaying a home loan is tough. It drains you financially. It affects your entire life. I went on talking with myself.

An inferior property! Ravi Karandeekar, how can you say that a flat in Mantra Park View is an inferior property?

Don't you remember what Mr. Swapnil Pharat, Assistant Manager - Sales, said?

Swapnil said - "Park View is a premium property!"

Oh! Yes!! Swapnil also told me that most of his flat buyers are in their 30s. Hard working salaried class who are eligible to get a home loan to buy a 37 lakh rupees 1 bhk flat - 48 lakh rupees 2 bhk flat & 65 lakh rupees 3 bhk flat with a car park!!

If these guys can really afford to buy - why would have Mantra Properties offered a rent till possession - 5,500 for a 1 bhk - 8,000 for a 2 bhk & 9,000 for a 3 bhk flat? I asked myself.

It means that Mantra Park View is about the people who are in their 30s.
Who may be considering themselves as inadequate human beings
- who couldn't own a home in their 20s.

If I don't book today - I may never become a homeowner in this life
- this thought may not be letting them sleep.

Defeated souls who are trying to prove that they are not losers.
Ready to book whatever looks like a flat.
Glad to become a slave of a bank for life.

But, this is psychological!
Based on the popular self defeating belief.
Homeownership is an ultimate proof of a successful human being.
Which is not true!

That's why the brochure & website of Mantra Park View does not have floor plans.
The message is clear - you are not buying a flat.
You are buying a false feeling of homeownership.

What say you?

Why do most of us buy a home?

If we were really buying a home to live in it - we would have bought a home in which we can stay comfortably. Right?

Please, share your views in the comments.

A Visit to Naiknavare Avon Vista at Mahalunge

Be Sensible. Read the Environmental Clearance of Avon Vista:

Experience of visiting the site office of Avon Vista was wonderful.

I enjoyed the walk from Wakad Flyover to Avon Vista.

For a moment, from the bridge, I admired beautiful Mula River & enjoyed the music played by the trucks, buses & cars on Mumbai Bangalore Highway.

Near the entrance gate of Avon Vista, Ms & Mr Black Crow came out of their nest on the high tension tower to greet me.

"Location....location.....location....a home should be close to your workplace, by the river & next to national highway....Right, Mr. Ravi Karandeekar?," welcoming me, Mr. Black Crow said.

"How can you speak English?," I asked.

"We are from Stanford on Avon!," Ms Black Crow said.

"Oh! Welcome to Pune!! Stanford on Avon means - a hamlet in the civil parish of Stanford in the Daventry district of Northamptonshire, England?," I asked.

"Yes! The same place!!," Mr. Black Crow said.

"Do they have black crows there?," I asked.

"No. Not at all! We look like this because we believe in 'When in Rome, do as the Romans do'," Ms. Black Crow said.

"Good idea!," I said.

"Thanks for the appreciation! Put it into practice too. Start thinking like Hinjewadi IT Engineers and stop saying - 'Don't buy a home in Mahalunge Gram Panhayat'," Mr. Black Crow said.

"Really! Should I stop saying that?," I asked.

"Yes, certainly," said Ms. Black Crow.

Mr. Sumit Nathwani, Manager - Sales & Strategic Alliances, Naiknavare Developers, gave me detailed brief about Avon Vista. He explained the layout & concept on the presentation drawings. Showed me the film. Day & night view on the model. And the mockup flat.

Avon Vista has 20 story 6 towers on podium. Under the podium there is a two level parking. That's why the podium is a vehicle free zone. So the podium has landscaped gardens & play areas for the children & parents. At the river end, there is a clubhouse which will have a swimming pool on the top floor. After that there is a green zone till Mula River. Which is used for sports activities. Open spaces, landscaped gardens, play areas & recreational sports activities is the main attraction of Avon Vista. Sumit told me.

At present 2 building are open for booking - A 1 & B 1. A 1 has all 2 bhk flats. B 1 has 2 & 3 bhk flats. 20 stories, 2 lifts and 4 flats per floor. Every flat has a balcony cum terrace - partially covered & open to sky. Unique design. I liked it. Oh! Yes!! A part of the surface of the building will have vertical gardens!!! Interesting idea.

"Sumit, don't you think that the room sizes are too small?" - I asked.

"Budget! You have to consider the budget & lifestyle of the flat buyers!!" - said Sumit and added that - "By the way - we have received good number of bookings - mainly because - today's flat buyer believes that...

........a home should be close to your workplace, by the river & next to national highway...." - I completed Sumit's sentence.

"Right!" - said Sumit.

"Sumit, how come you speak Marathi so fluently?" - I asked Mr. Sumit Nathwani.

"Because we believe in - 'When in Rome, do as the Romans do'" - Sumit said.

"Good idea!" - I said.

"Thanks! Put it into practice. Start thinking like Hinjewadi IT Engineers..................." - said Sumit.

"Did you say - "Stop saying - Don't buy a home in Mahalunge Gram Panchayat" - I couldn't hear what you said after - "start thinking like Hinjewadi IT Engineers" - Whatever - let me confess - I thank you for entertaining me so well - generally - those salespersons who know me as a blogger - don't entertain me at all - somehow they try to get rid of me - I admire you for treating me so well - I said & asked - "Sumit, Can I take your photo?"

Sumit obliged. While shooting his photo - I saw two birds in the green vertical garden behind him.

For sure, they were Ms & Mr Black Crow from Stanford on Avon!

I came out of the site office of Avon Vista. It was almost dark. I started walking towards Balewadi Sports Stadium bus stop.

"Walking alone on the dark service road is so boring! Can I give you company up to your bus stop?" - I heard a voice.

"Oh! Sure!!" - turning back - I said.

"Aren't you the same yellow tube - I saw near the entrance of Avon Vista? How come you know my bus stop?" - I asked the yellow tube.

"I know all about you!" - Yellow Tube said.

"How come?" - I asked.

"I know because I am always in the know. I know not only your actions & places but I also know what you are thinking at this point of time!" - Yellow Tube said.

"I am not thinking. I am only walking" - I said.

"Yes, of course, you are walking. But in your subconscious - you are wondering - at the time of possession - 'why is Avon Vista collecting 'Water Charges' along with the maintenance charges - at the rate of Rs. 4.5 per sq ft per month + taxes for 24 months?' - Right? - Yellow Tube said.

"Exactly! How should I address you? Miss or Mister?" - I asked.

"Miss sounds good. You are also wondering - 'why there is no terrace area mentioned in the area statement of Avon Vista?' - if the terrace area is included in the carpet area - then - what is the actual carpet area of the flat? - In fact - you are very upset because - you consider that - hiding carpet area of a flat is a crime - right?" - Miss Yellow Tube said.

"Yes! You are right. I am very upset about the both things - water charges & carpet area" - I said.

"When you were with Sumit in the site office of Avon Vista - you didn't raise objections about these issues. But you are going to write about it in your blog on Avon Vista. Right?" - Miss Yellow Tube said.

"Right! I fail to understand - how can intelligent - educated - Hinjewadi IT engineers.....

"be so stupid!" - Miss Yellow Tube completed my sentence.

"Right! Can't they read the environmental clearance of Avon Vista before booking a flat? Don't they know that for the last 8 years in Maharashtra it's mandatory to disclose carpet area of a flat? Even RERA insists on disclosing the carpet area - Isn't it? How can human beings so ignorant? I keep on wondering every day" - I said.

"But you don't wonder about me - you don't wonder about Ms & Mr Black Crow - you don't wonder about Sumit - why you only wonder about Hinjewadi IT Engineers?" - Miss Yellow Tube asked.

"Because Hinjewadi IT Engineers are not like you. They are like me. Human Beings!" - I said.

"Are you sure?" - Miss Yellow Tube asked.

"Of course, I am sure. Mass production of Humanoids is a distant dream. You are only experimental" - I said.

"Not really! That's what all of us were trying to tell you - "start thinking like Hinjewadi IT Engineers" - the days of human beings working in Hinjewadi are over. Humanoids have started taking over their jobs. Slowly & secretly. All these projects in Mahalunge, Sus & Maan Gram Panchayats are mostly booked by us. And for us basic urban infrastructure has no meaning. Because we are the infrastructure. That's why we are appealing to you to start thinking like us - otherwise you will lose your readership!" - Miss Yellow Tube said.

"You are not 'appealing'. You are 'threatening'. This is terrible. I am going to expose you on my blog. Neither the builder nor the humanoid can stop me from educating the flat buyers in Pune" - I almost shouted.

"Who is trying to stop you? I have already written & published your blog - 'A Visit to Naiknavare Avon Vista at Mahalunge'. Along with your photowalk & embedded Environmental Clearance of Avon Vista. Exactly in your style. Read it in the bus. And remember - if you don't change - along with the readers - your blog might lose the author too. Bye, bye & take care" - sending a flying kiss towards me, Miss Yellow Tube said.
