Knowingly or un-knowingly we all 'associate' words. When i heard that the name of Kumar Properties' (www.kumarworld.com) upcoming project is "Piccadilly" - which is also first in PCMC - I said "Kumar Piccadilly - Circus Comes to Town!"

But, i was not actually expecting 'jokers' at the launch of Kumar Piccadilly, opposite Akshara International School at Wakad, Pune 411 057.

You know what? Instead of a sales executive, a joker welcomed me. The joker gave me the brochure and the price list of Kumar Piccadilly. Not only that! The joker made fun of his own property and prices!!

However, it was not all fun. It reminded me that Pune real estate market itself is a circus. And, i decided to have more fun by visiting nearby projects - Eisha Zenith, Apex Athena and Elite Homes at Wakad, Pune 411 057!

Yes, first about Kumar Piccadilly Wakad Pune 411 057. Floor plans of 2 BHK & 2.5 BHK Flats in B & C Buildings are bad. So, there is no point talking about them. Property prices are funny.

A 2 BHK Flat in the B Building of Kumar Piccadilly Wakad has a carpet area of 704 sq.ft. and has an attached terrace. On the first floor, all inclusive property price of this 2 BHK Flat is Rs. 46.32 Lakhs and on the 12th floor - Rs. 47.46 Lakhs.

A 2 BHK Flat in the C Building of Kumar Piccadilly Wakad has a carpet area of 705 sq.ft. and has an attached terrace. Minimum all inclusive property price of this 2 BHK Flat is Rs. 46.33 Lakhs and maximum is Rs. 48.61 Lakhs.

2.5 BHK Flat in the C Building of Kumar Piccadilly Wakad - Carpet 833 / 836 sq.ft. + Terrace. Minimum all inclusive property price Rs. 53.10 & maximum Rs. 59.08 Lakhs.

Till August 5, 2009, this neighborhood - behind Indira Institute, off Mumbai Bangalore Highway - was Tathawade village. After the merger in PCMC and the D. P. Plan, to increase the property prices - imaginative builders started calling it Wakad.

Those who had booked flats in Elite Homes and Eisha Zenith tell sad stories about their sufferings in those transition days. Now, if you book a flat in Kumar Piccadilly and Apex Athena, you can join them and hope for the bright future at the end tunnel. Long tunnel of implementation of D. P. Plan of Tathawade. Till then, keep on looking at PCMC's garbage collection van visiting this neighborhood at noon. And, ignore the garbage on the side of a narrow road.

After the thoughtless planning and crude jokers at Kumar Piccadilly Wakad, it was a pleasure to meet Mr. Parijat Upadhdyay (96899 26021), the real estate salesman at Eisha Zenith Wakad and listen to his thoughtful concept about a home which will stimulate pleasant moments in the family.

Visit to the sample flat also told me that a home at Eisha Zenith also increases your ability to suppress restlessness when confronted with delay.

At present, there are a few flats available in under construction A, B, C Buildings. A 2 BHK Flat of 794 sq. ft. carpet + terrace for Rs. 48 Lakhs approx. 2.5 BHK Flat of 992 sq.ft. carpet for approx Rs. 58 Lakhs and a 3.5 BHK Flat for Rs. 68 Lakhs approx.

To explain that these homes are for the 'higher people', Mr. Parijat said, "Just imagine what would be the profile of a person who pays Rs. 48 Lakhs for the 2 BHK Flat in Eisha Zenith!"

"Yes! I can imagine!," i said. You know? When someone asks me about his decision to buy 45 to 54 lakh rupees flat in Wakad, i ask his father's name. Most of them say, "Mr. Deepak"!

It was a pleasure talking to Mr. Rameshwar Kakade (9921817738) and Mr. Kamal Haldar (9822876483) of Apex Athena. Kangaroo homes at Wakad Pune 411 057. Now, the construction of this 12 story single building project of 58 units of 1.5 BHK & 2 BHK Flats with all amenities has began.

Like the jokers at Kumar Piccadilly these guys where not making fun of their properties. In fact, though the Apex Athena Wakad doesn't have any 'thought', these guys were as passionate about their project as Mr. Parijat of Eisha Zenith Wakad. This small builder looked more serious about his business than Kumar Properties and looked more concerned about the property buyers. Impressed with these facts, I shut off the critic in me and heard their presentation.

I didn't argue with them when they told me that, in the month of January 2012, the property rate at Apex Athena will go up by 100 rupees. Though i know that you get a big hole - if you try to cross an elephant and a kangaroo - i couldn't dare to suggest them not do that. I only asked about the current property prices of 1.5 BHK and 2 BHK Flats in Apex Athena Wakad. Which are:
1) 2 BHK Flat - 829.6 sq.ft. carpet + terrace - Rs. 52.17 Lakhs
2) 1.5 BHK Flat - 697.7 sq.ft. carpet + terrace - Rs. 42.54 to 42.95 Lakhs
3) 1.5 BHK Flat - 684.16 sq.ft. carpet + terrace - Rs. 42.78
4) 1.5 BHK Flat - 702.02 sq.ft. carpet + terrace - Rs. 43.66 Lakhs.

Mr. Gaikawad said yes! 12 units are available in Elite Homes Wakad. 2 units of Ready Possession 1 BHK Flat - on 12th floor. Saleable area 615 sq.ft. and all inclusive property price - Rs. 32.73 Lakhs.

Ready possession 2 BHK Flats, saleable area 815 sq.ft., on 1st, 2nd, 4th, 5th floors. For Rs. 39.28 to 39.71 Lakhs. Rs. 40.04 Lakhs for on the 7th floor. And only Rs. 41.77 to 42.73 Lakhs on 11th & 12th!

"How affordable!," i said and started laughing. The jokers at Kumar Piccadilly were right. You can't be serious about Pune real estate market!

  6. i visited these properties, specially kumar piccadilly. Any thing written by the expert Mr Ravi seems to be incorrect here. I think he has some personal vengeance with Kumar name/word. Have seen similar sentiments from him for other projects also. Still the flats are selling and prices are rising. Reading these blogs won't help. Builders are not going to lower prices. I suggest to visit location personally not once but multiple times before buying. If it suits you area wise, connectivity to office is comfortable. Buy it.
    1) At least in case of kumar piccadilly, it is close to highway. Good for those who travel out of pune every weekend.
    2) property is good for average 2BHK buyer.
    3) Connectivity with Hinjewadi is better. You will get road opening at mezza 9, so all unthinking minds(called by blog writer) can bypass atleast some traffic, they face on phase 1 to wakad bridge.
    4) Kumar is trusted name in pune.

      I can understand you completely. I only love you. Not any builder. Not any project.

      Please, consider -

      1) Don't you think that you deserve to be treated well by the sales staff of the builder?

      2) Is it worth to pay so much only for a few kilometers, means only for a few minutes?

  7. I agree with Sushant. Even I have booked flat in this scheme due to these basic needs - Closer to Work, Upcoming area, Closer to highway, good schooling and medical facilities around. Also I dont think so there is any project in Pune ,which you expect to be perfect in all sense- Cost and Features. I respect Ravi's opinions still its individual choices to make. Thanks
