This Sunday, 13th March 2011, i visited Teerth Towers (www.teerthrealties.com), 9 acre township of 2 BHK & 3 BHK Flats, behind Mercedes Showroom, at Baner-Sus Pune 411 021. I visited Teerth Towers because I was curious to see the construction status. In the next 12 months, in March 2012, you know, Teerth Towers would be ready for possession!

"Possession in 12 months" has made well designed 2 BHK & 3 BHK Flats in Teerth Towers more attractive property for those who want to live in Baner, Pune. Property Prices of 2 BHK Flats - (775 - 798 sq.ft. Carpet Area + Terrace + Dry Balcony) - in Teerth Towers, Baner Sus, are in the range of approx Rs. 44.5 to 47 Lakhs + VAT + Service Tax + Maintenance. And the real estate prices of 3 BHK Flats - (992 - 1020 sq.ft. Carpet Area + Terrace + Dry Balcony) - are in the range of approx Rs. 59 to 62 Lakhs + VAT + Service Tax + Maintenance.

What will be the property rates of Teerth Towers after the Sample Flat is ready?


From Chandani Chowk on Paud Road, I went to Teerth Towers by Mumbai Bangalore Bypass. On the way i saw a few real estate projects - Zinnea, Brook Side, Eva, Rohan Ishan in Bavdhan Budruk and Kumar Pappilon in Pashan which have poor, pathetic or no entrance roads. I felt sorry for the property buyers who had booked in these projects which have no access to the other side of Mumbai Bangalore Bypass.

At the Mercedes Showroom, I couldn't resist the temptation of crossing the Mumbai Bangalore Bypass and enjoying the view of Baner. I was about to shout "I Love Baner!" but i controlled myself. Of course, i took liberty to take a photograph of imposing towers of Nandan Prospera, my favorite project on Baner Road.

Obviously, closeness to Hotel Sadanand Junction and kaccha but proper approach road up to the site, created good impression about the location of Teerth Towers in my mind.

When i saw the building of "VIBGYOR HIGH (www.vibgyorhigh.com)" at the corner of Teerth Towers Baner-Sus, I said "WOW! The school is really opening this June!'

Riyaj, sales executive, 91586 00600, and I went to the site and stood admiring the 6 Buildings in Teerth Towers Baner-Sus. Riyaj told me that in coming 6 months RCC, Brick Work and Plaster of all buildings will be ready and in the next 6 months internal finishing work. Pointing at the concrete remix plant, he told me that because of the mechanization at Teerth Towers they can cast a slab in a day. Considering that 6 slabs of the 4 towers were already cast, i felt that Teerth Towers would meet the dead line of March 2012.

"Are you sure? I think you have forgotten to construct a building. Look at this huge open space!," i said looking around.

"Not a building but a club house and landscape garden is coming here! This open space, 1,00,000 sq.ft. is the reason for many to book a flat in Teerth Towers!!," Riyaj said and started talking about the sports facilities in Teerth Towers Baner-Sus.

"Riyaj, I am confused! Is Teerth Towers - a sports complex or a residential complex?," i said. Riyaj accepted my compliments and left to attained the visitor.

When i was shooting the photographs of the buildings, i saw a young smart couple near E Building seriously discussing something. I went to them and asked, "Have you booked a flat?"

"Yes! In this E Building!," said the intelligent and handsome young man.

"Aren't you angry? Builder has casted more slabs of the F Building than yours! Don't you ask - Why your E Building is not at par with F Building?," I said.

"No. We don't. Because, we know that the builder is focusing on F & A Buildings because he will be constructing actual sample flats in these buildings!," the intelligent and handsome young man said.

"I wonder, how come you booked a flat in a project which doesn't have a sample flat!," i said.

"Only because we liked the layout and the floor plan of Teerth Towers! Anyways, show flats made on the ground are completely fake and misleading - so not having one doesn't matter at all!," the intelligent and handsome young man said.

"Yes, you are right! But having an actual - factual - sample flat in the building would mean a lot and the builder will increase the property rates. Isn't it?," i said.

"Sure! May be 4000 +," the intelligent and handsome young man said.

"Are you planning to book?," the intelligent and beautiful young lady asked and added, "Book before the sample flat is ready! We booked in pre-launch offer - at 3200 - now - it's 3700!"

I was about say - yes, if i get one - next to you - or at least on the same floor! But, i said, "I am Ravi Karandeekar. I write a blog on..."

"Oh! I thought so!! I read your blogs!!! This is your favorite project. Right?," the intelligent and beautiful young lady said.

"Yes! And your building is my favorite building in Teerth Towers!," i said. But, ignoring me, she asked, "What about that Aarohi issue? Is it resolved?"

"I came to you to listen. Not to talk. But, on Aarohi Issue - i must. Because, i believe that both the parties are right. No one is wrong. Basically - it was "misalliance" - an unsuitable marriage! Now, since the builder is constructing and trying his best to complete the project - both the parties can enjoy the privilege of claiming that the other is wrong!," i said.

And I wonder why you used phrase "handsome and intelligent young man" so many times, looks like according to you one who believes in builders are intelligent. You should write dont plz dont write in a way which can misguide peoples.

    "Not praising a builder" is "good" blogging. "Criticizing a Builder" - "better" blogging. "Abusing a Builder" - "best" blogging.

    Sorry, Sujit! I believe in "useful" blogging - useful information for those who want to buy a flat in Pune.

    You are right, Sujit! You know? I was not aware about this. Yes, i find a lady beautiful and intelligent when she believes in me.

    But, when it's about a man, you are right,
    i find him "handsome and intelligent" - only if he believes in a builder.

    But, that's not the fact. Believers or non-believers - all men are handsome and intelligent!

    In fact, this world is beautiful!

    Why would I pay 65 lakhs to go and stay in Baner!

    When I can get the same flat for 75 lakhs in Pune.

    we would all appreciate if you could sometimes focus on flats in pune.

    Tell me what do you mean by Pune? Is Baner not in Pune?

    Now, tell me, please, where in Pune you can get a 3 bhk flat for 75 lakhs!

    In my neighborhood, in Pethkar Projects' Samrajya (www.pethkarprojects.com) Shivtirthnagar, on Paud road, in Kothrud Pune 411 038, you get a 2 BHK Flat for Rs. 80 to 88 lakhs and a 3 bhk above Rs. 100 lakhs.   5. You are probably right, Baner for me is out side of Pune but this is purely for a location point of view. For a person who wants to retire in Pune this is defiantly out skirts of Pune.

    Regarding property values, thanks for suggesting pethkar's project and I am contemplating between this one and the one in 9 green parks (closer to my immediate family members).

  6. HI Ravi - I know you are a big fan of Teert towers however given choice between Welworth Tinseltown and Teerth Towers which you will advise to buy? I want to buy a this property for myself.

    Do you think since Teerth tower is not within PMC limit is goint to create any issues in the future.. please advise.
