I called Mr. Narendrabhai Agarwal of Essen Group, who along with Sanskruti Developers are developing Shonest Towers (www.shonesttower.com) in Wakad Pune 411 027 and on the last weekend opened booking of the 2nd phase. I asked Narendrabhai,"How do you write the area of your flat in the agreement?"
"In the agreement we write the carpet area of the flat and the carpet area of the attached terrace," Narendrabhai said.
"Means, in the agreement - you mention the carpet area of the flat and terrace separately. Then why did you write the total in your brochure of Shonest Towers at Wakad?"
"Because we are charging 100% for the terrace. So, we have given the total carpet area of flat and terrace," Narendrabhai said.
"100%! Narendrabhai, you can charge 1000% for the terrace!! It doesn't matter to us anymore. Because, now, we only consider the carpet area of a flat. Not the saleable area. So, we - the property buyers must know the actual carpet area of our flat. You can't hide it from us. For us property rate = all inclusive, including Service Tax and VAT / carpet area. When you don't mention the carpet area of the flat - we, the property buyers, don't understand the exact per sq.ft. rate we are paying for the property," i said.
"We haven't hiden anything! There are many builders who only give saleable areas. Some, even don't mention the areas at all!," Narendrabhai said.
"Yes! You are right!! But you are not like those "unethical" builders!! You are a good builder. I admire you because you build good homes for the people who have limited budget," i said.
You will agree with me that - a 3 BHK Garden Facing Flat on the 3rd floor in Shonest Towers in Wakad for approx Rs. 45 lakhs + 2.57% S.T + 1% VAT + Maintenance is good. Of course, we have to know the exact carpet area of this flat at the time of booking. If after the booking, we feel it too small - we lose Rs. 50,000 as the cancellation charges! Right?

This weekend, from Eva on the banks of River RamNadi in Bavdhan Budruk Gram panchayat, i went to Wakad. I was very much interested in Shonest Towers.
At Shonest Towers in Wakad, I had a good chat with Narendrabhai of Essen Group who told me that the first phase of Aishwaryam Courtyard at Chikhali is sold-out - 400 flats in just 2 months - and he is launching 2nd phase in a month's time.
For the first time, i met Mr. Peddawad of Sanskruti Developers. Pointing at the property buyers in the pandal, Mr. Peddawad said, "For years, my flat owners should be happy to live in my project. That's more important for me" I was impressed with this young man in seventies and clicked his photo.

Certainly, my main interest in visiting the launch of Shonest Towers was to see Ms. Ashwini, Director of Marketing, in action! I am her big fan. For me, she is one of the best real estate sales persons in Pune. However, she made me promise that i will not write about her this time.
You know how good she is? For the excellent planning, Ashwini gave all credit to my dear friend and one of the best architects in Pune, Mr. Girish Bramhe of Voussoirs - Telesis Architects & Designers Pvt. Ltd. When Ms. Neha Vaid, Chief Architect, has told me that she could design customer friendly planning only because the builder was ready to spend more to offer better privacy, light and ventilation in Shonest Towers at Wakad!
You know what happened yesterday? Mrs. Joshi called only to tell me that in my last blog, i have not written enough about Ashwini. I have done "Kanjushi"!
On this Sunday evening, Mrs. Joshi visited Shonest Towers. Ashwini's knowledge of the project, her presentation skills and her capacity to understand each property buyer's needs and preferences impressed Mrs. Joshi. "Ashwini suggested a suitable flat to everyone and more than 6 people in our group booked the flats instantly. She is not a slaesman - Ashwini is a guide! I must write about her," Mrs. Joshi ordered me.
From Shonest Towers in Wakad, i went to Kolte - Patil Developers' Green Olive in Hinjewadi Phase 1. On the way, it was impossible for me not to click the photographs of Costa Rica, Nandan Inspera, Lorelle and "Move in Today - Pay Later" board at Palash + "Does it mean that the builder can't play the games with the property buyers and "trick" them to pay in-advance or an unreasonable property price?," i asked myself.
"Certainly not! Even i have to treat my Sajan and Sona respectfully! Human-beings are more intelligent - you can't take them for a ride!," Mr. Kalate said.
At Wakad Chowk, i saw one more proof. Even, PCMC was widening the road! Don't believe? Have a look:

Mr. Nilesh Telkikar was not at Green Olive in Hinjewadi Phase 1. In fact, though Kolte - Patil has launched it on this weekend, Green Olive doesn't have a proper site sales office. So, i just followed the constriction workers and reached Paranjape Schemes' Blue Ridge SEZ.
Thank god! When i was walking the dark "official narrow entrance lane" of 150 acre township, my friend working in Blue Ridge recognized me, stopped his car and gave me the lift up to Chandani Chowk.
