When Ravi Marda, my friend and Marketing Manager (91 76201 12345) of Balaji Generosia Baner Pune 411 045 (www.generosia.com), said,"70 % flats are booked!", i was not surprised. No! Not because, i believe that you, Pune property buyers, like the head line of their ad says, love to live beyond your means.
I was sure about the response because of the location. Baner! I was sure of a good booking because, I knew you prefer Pancard Club side of Baner, than the Rohan Leher - Hinjewadi side of Baner. Though, "behind Hotel Sadanand" didn't sound that attractive, for sure, it was better than calling it - "on the service road of Mumbai Pune Expressway at Baner Pune!"

But, you know? When i actually visited the site of Balaji Generosia, i liked the fact that it is on the service road - easy connectivity and accessibility! Plus, i could see that Balaji Generosia has good neighbors - Nirmiti Albacitta, Paranjape Schemes' Vasant Vihar, Rachana Beverly Hills and the rest.
When i was told that the main entrance of the project is on the internal 9 meter wide road and Shree Balaji Developers, the builders of the project, are planning to construct separate commercial space on the service road, i liked Balaji Generosia more. The commercial complex will protect the residential 11 story towers of Balaji Generosia from the pollution of Mumbai Pune Expressway, I thought.

Balaji Generosia has 2 Towers of 11 story - A & B. I liked the A Building than the B. A building has all 2 BHK Flats. 4 Flats on each floor. Staircase of A building is on the west side and has one window - so, i think, there would be some light on the floor lounge, at least, after the noon.
One more important point, considering that each building in Balaji Generosia has only one staircase, and not 2 staircases as per the recent PMC Development Rules, in case of fire, i guess, (Please, note that, I am not a fire expert! This is just my guess!) though Balaji Generosia may have received Fire NOC for the entire project, I will feel more safe in A building.
Because, looking at the placement of the building - on the stilt (not on the podium) - opposite the main entrance and because of the floor plan, I feel that, fire engines could reach to any side - outer, as well as inner space of the A building, more easily. I am talking about fire safety only because of the recent incident in Mutha Chambers on Senapati Bapat Road and limitations of PMC fire brigade.

Carpet area of a 2 BHK and 3 BHK Flat in Balaji Generosia:
It was disappointing to see that the builder, Shree Balaji Developers, has not given the carpet area of the flat. Website and the brochure of Balaji Generosia Baner only mentions "built up area"! It shows that, even the new builder knows that, educated and financially well to do Pune property buyer, who can afford to buy a property in Baner, is not much aware about his rights as a consumer. We have to work on this and start insisting on our "rights as a property buyer" and tell this to Pune builders in loud and clear words, when we visit the site or a property exhibition. Right?
Is location and property price enough to book a flat?
This weekend, one more question was nagging me. What does Pune builder think about - on what basis property buyer decides to buy a flat in his project? Only on the location and property price?
No. You don't buy a flat in Pune, only on the basis of a location and a price. I know. Most of the conversation we have over the phone and in emails is about the builder's ability to construct and the builder's capacity to deliver quality construction. Right?
But, 2 projects - Felicia Baner and Balaji Generosia - out of 3 - launched on this weekend only focused on the location and property price! They didn't talk about the builder's ability and capacity to deliver!
At Reelicon Felicia, when i saw the huge response - i wondered - like me - do these people on Baner Pashan Link Road in Pune know that Reelicon has delivered reasonably good quality at Garden Grove and Olivia at Ambegaon Village?
At Balaji Generosia, for the first time in my life - when i met and talked to M/s Chitodkar Brothers, builders who were personally working as "on site real estate salesman" - giving information and booking flats, i felt that they will do their best to deliver! But, it was just a feeling - i do not have any proof! Because, the builder didn't bother to give any - in his advertising and marketing communications. Location - Baner and Property rate - Rs. 3700 and 3800 per sq.ft. is enough or what?

|Darode Jog Properties' Westside County Pimple Gurav Pune 411027|
At Westside County Pimple Gurav, Darode Jog who has "ability and capacity" to deliver quality construction was showing off his "Best Floor Plan in Pune"! However, I could only see "best site office", "best sales staff", "best audio visual presentation", "best brochure", and of course, "best furniture" in his sample flat! The builder, my favorite and ex-client, who launched his first project in PCMC, didn't show a thing that will tell you that Darode Jog Properties (www.darodejog.com) has an ability and a capacity to deliver quality construction!
Do these builders know how you get your job and how you have to prove yourself to get a salary every month? Or do they think that why bother for the bugger who only pays 15% of the property price to me? After all, housing finance company is my real client - who has the right to ask every detail about my project. The property buyer is just a kid - hungry for a candy!
Baner - where only urban missionaries dare to live:
Instead of talking only about the price and the floor plans of the residential real estate project, you may be wondering, why is Ravi Karandeekar raising these fundamental questions? I am raising these questions because when you book a flat in Baner, i know, you become a different person. You become the most enlightened citizen of Pune. You start facing big urban challenges this city is facing since it decided to merge 23 villages in PMC in 1997!
You don't remain just a fat cow whom every builder in Baner has milked. You become urban missionary - a few even mercenary - ready to shed their blood. For the implementation of D P of 23 villages. For the Bio Diversity Park. For protecting Devnadi. Right? If for the rest of your life you are going to face serious questions about the development, i though, why not start from the day you book your home in Baner. Amen!
