Tulsi Homes Lohegaon Dhanori - Available! 1 BHK Flat for Rs. 15.8 lakhs & 2 BHK Flat for 21 lakhs!!

Visiting Tulsi Homes at Lohegaon - Dhanori, Pune:

"Ravi, be brave!," I kept on telling myself, but didn't dare enter the site office of Tulsi Homes on the first day.

Just as you, for me too, visiting a sales office at the site and getting information to write a blog about a new real estate project by an unknown builder, is mostly an unpleasant and sometimes a very stressful experience. That day, i visited Pride Group's Pride Aashiyana, Aurum Developers' Elementto. But - you know? - I avoided visiting the first project "Tulsi Homes" on the same road in Lohegoan!

So, the next day, i again went back to Lohegaon. With a single goal to visit the site office of Tulsi Homes. I got down at "Sardarji's Gotha" (Dairy Farm of a Sardarji!) bus stop, and just walked in the site office of Tulsi Homes.

As i entered, i saw a motorcycle, kept in the small passage between the main door and a cabin. In the cabin there were two men. One was sitting behind the table and the other on the right side of the table. Assuming that the person sitting behind the table, must be a builder, i asked him, "Can i come in? I want information about your project." Pointing to the chair, the person told me to enter and continued talking with the other person.

"What is your requirement?"

Taking the chair, i gathered my courage and started to practice, in my mind, an introduction i had prepared, while i was traveling by bus from MaNaPa to Lohegaon. Before i could complete my first rehearsal, the builder told the other person to wait for a moment and looking at me asked, "What is your requirement?"

I hate this question. "What is your requirement?" Every real estate salesman must have asked you this question. Right? For you, it might be easy to answer, "A 2 BHK Flat" or "A 3 BHK Flat" Right? But, for me, it's difficult to answer "What is your requirement?".

Because, i was not there to buy a flat, but to get information about his project. I was not from any newspaper, but i was going to write about his project on my "Ravi Karandeekar's Pune Real Estate Market News Blog".

For a moment, i was tempted to take a shortcut and instead of disclosing my real intention, i thought that, i should tell him that, "I am looking for a 1 BHK Flat for "investment purpose"!" But no! I really became brave and gave him my well prepared introduction.

"Give me your visiting card, " the builder said.

I told him, i don't use visiting cards, any more. He can "Google Me!" Search "Ravi Karandeekar" on Google.

Turning to the person sitting on his right side, the builder asked, "Did you get him?"

"Like Bacchan, he writes about Pune real estate on Google and now, wants to write about you!," said the person.

"What are your charges?", the builder asked me.

"Oh! Great!! It wasn't that difficult at all!!!," i said to myself and thanked Amitabh Bachchan for writing a blog, "Recently, Amitji, you had made me "hopeful" with you "Cheeni Kum" and "Nishabd" films but this is a 'climax'! Thanks!!"

I told the builder that i don't charge anything to write about the real estate project. I write for free. I explained him Google's business model of relevant advertising supported free content on the web and how i get a payment from Google AdSense every month.

About Tulsi Homes Lohegaon Dhanori:



"My name is Dipak Patel. This scheme, "Tulsi Homes", is my first scheme, " opening a 4 page folder, the builder said. "My last 3 schemes, all in this area, were in "partnership". This one is only mine," Mr. Patel added.

Tulsi Homes is a stand alone building of 4 floors and 28 Flats of 1 BHK & 2 BHK. Construction has already started. "My 'asking' property rate is Rs. 2,300 per sq.ft. (for a saleable area)," pointing at an elevation on the front page of the folder, Mr. Patel (91 98908 94352) said. Property price of a 1 BHK Flat in Tulsi Homes is Rs. 15.8 lakhs and a 2 BHK Flat goes for 21 lakhs. Certainly, stamp duty and registration charges are extra. "These are the specifications, " pointing at the list on the last page of the folder, Mr. Patel said.

"Good Specifications!, i said, opened the folder and started looking at the floor plans printed on the 2nd and 3rd page of the folder. From 1st to 3rd floor there were 8 flats and on the 4th floor 4 flats. But there were no typical - odd and even - floors. All 4 floors had a different plan! Still, the elevation of the building was looking quite attractive. I looked at the credits on the last page. S. B. Sonagle & Associates were the architect.

Again, i opened the floor plans. All room dimensions were in meters, and there was no area statement in the brochure. For a moment, i tried to understand the floor plans and suddenly, realized that both men in the cabin were very quiet. It means, now, my time is over. I thanked Mr. Patel and with his permission took a photograph of his site office.

"Ravi, Isn't it too easy to visit a new site by an unknown builder, only, to write about it than to visit for booking a flat?," looking at a new site, next to Tulsi Homes, getting ready to launch, i asked myself. Hats off to you all!!
