Bhujbal Brothers of Kothrud opens the booking of Vatika, a residential project of garden flats at Balewadi - Baner

It's rather difficult to write about your friend's project. Before writing this blog, i called my friend Sachin Dadape and asked him about the response to his project Vatika.

Vatika, a residential project of 2 bhk, 3 bhk and 3.5 bhk garden flats located behind MITCON at Baner - Balewadi, was launched last Sunday, on the auspicious day of Dasara. Sachin said good number of people visited the project, even on working days in the week and couple of flats are already booked. As a friend, i feel, i must thank you all for appreciating Sachin's project, Vatika!


Now a days, site visits have become a rare phenomenon. Exactly because of this reason, all builders were overwhelmed with emotions when 25,000 people visited PBAP Exhibition. After the exhibition builder expects property buyers to visit his site. But the site visits in this week was a huge disappointment. Biggest number i have heard is 35 visits from 'the exhibition inquiries'. Means, out of 1,000 people who visited your stall at the BPAP Exhibition only 35 visited your site in the hole week.

In the week of financial crises on The Wall Street and at The Bombay Stock Exchange, forget about the site visit, i was not expecting you to visit the website of any real estate project. That's why, though i liked the project, i did not blog about these garden flats.

I thought last week was not the right time to admire 'class housing' project. But today, i feel, i can appeal you to visit the website www.vatikahomes.com and have a look at 3 bhk garden flat. Find out whether 350 sq.ft. of garden terrace excites you or not. Visit the sample flat and tell me what was your reaction when you were told that property rate is Rs. 3,600 per sq.ft. and the all inclusive coast of this 3 bhk flat at Vatika is Rs. 68,87,142.

For me, Vatika is a pleasant surprise. I was not expecting this from 'Kothrud builder'!

  2. 3600 in baner-balewadi ? This can not be more than a cruel joke.

    The rate in wakad, pimples (sudagar, nilakh..etc) properties is just above 2200, no one is buying in hinjewadi these days (ask ekta of worldville, ask paranjapes of BR, ask kumar/bhosle of megapolis) even at 3000 then its a remote dream to get 3600 in balewadi.

    Only a heavy drop in prices (by at least 40-50%) will bring back buyers to market. Till then developers are wasting time by quoting exhorbitatnt prices where people will enquire only (getting even rare these days), but not buy.

  3. Sure ! One should not buy at these rates . A very good joke is being played by builders . They think that people will buy at these rates , if u can get Kothrud in 4000 then Balewadi should not be more then 3000 at any cost . No matter even if Kareena Kapoor is going to handover the keys to you.

    Now I guess it is the test of patience being done by the builder.They are simply not ready to reduce prices. People should not buy for another 3-6 months and then see rates coming down.

    One should not grab those offers like free stamp duty / interest for 2 years.this is all marketing gimmicks . Let builders reduce the rate and then see the magic.

  4. Idea of garden flat is quite strange. It just means you can't leave your hose for more than 2 days. When all other builders are coming with compact homes it is atrange to see such project. Rates in Wakad are around 2700 to 3000 and in pimple saudgar 2500 to 3000. Not sure about balewadi rates but location of VATIKA is is good.

  6. Give everyone a break.... even at 68 by todays intrest rate it works out to cool 8,67,000 as per year interest and 72250 as intrest permonth .... WOW and we get rental apartment for 15K max.... and property prices have not increased from last one year now.... rather they are correcting .... Lets keep away form these kind of offers.... I would rather say buy home in US, UK, AUS where it is cheaper than pune for better facilities in same cost :)) ... Enjoy all the best!!! Prashant ..... prashvd@gmail.com

  7. Hi Ravi,

    I recently visited the project site, but not much construction seem to have happened for almost 1 and half years now.

    Site people were saying this project is not launched yet and the rates are pre launch rates.

    When we called in the builder's office, they agreed project launched in 2008 and they will give possession in 18 months

    Will it be a good idea to book a flat in this project?

    The project concept is very good. But I am worried about the delay.

    I asked my friend Mr. Sachin Dadape, chief engineer of Bhujbal Brothers. You don't see much work happened because, he said, they had to redesign the project, (you know why,) and reduce the sizes of the flats.

    Now, Sachin said, he is going to complete the construction as per the date given to you.

    Now, some outside agency is responsible for the marketing of Vatika. "Pre-launch rate" may be their creative marketing concept and a strategy to get the booking!

  9. M/s Bhujbal Brothers Construction Co. Starts Booking of VATIKA project located at Balewadi, Pune at Rs.3,219/-. Now I found this rate is quite interesting as they are providing hi end specifications such as 3x3 flooring, Wooden Flooring in Master Bedroom, Full Size Windows and main thing 10' clear Height. it gives us feel of bungalow.

    Fridens, I would like to suggest you to see their sample flat and decide the justification of offering price.

  12. Hi,

    I visited the site few days back. I found the sample flat interesting, garden terrace looks nice. But i have some issues with the building plan. Their actual plan was for 7 floors when they launched the project way back in 2008. Now its revised, having 11 floors plus they are already in process to get the approval to have 15 floors!!! Every building has only two lifts among which one is a service lift. Only two lifts!! Ohh but they have "two staircases". I'm not sure how well they have changed the actual plan (even after the construction started) to support doubling the floors (from 7 to 15). So check everything twice before going ahead.

  13. I checked this site yesterday and the reates are 3390.Is it a good deal in this much of amount?And just wanted to knw how is local connectivity with this area?Please let me knw ur inputs on this?

  14. If you are moving in there post possession immediately ... go for it .... else there are lot of options @ that price near by that area.... get your requirement straight .... I would but something near school for children or very near to office .... commute is going to be night mare soon ... it already is!

  15. The possession would be given by sept.2011.
    so the main concern was the connectivity through local transpotation.
    Apart from that i hav checked with wakad where buiders are raising the rates in every single day.so that is why m getting confused currenty rate in wakad is 3400-3700 psf.
    how is valitka in 3390.

  16. Possession after one more year ...and rates increasing everyday is pressure tactics ...i would stay away ... do your own Home Work... Fyi....Few months back there was Distress sale at Blueridge - Infocians got it for INR 2800 instead of INR 3500 earlier – See how much margin builder has even after selling at above price! Buy only if you intend to stay there – it is not for investors with loosing value day by day!

    Lot of cancellations happening ... withdraw asap and come back after it is ready ..... and at right price ... not sure if they will come down to INR 2500 + VAT + maintenance of this huge project .... do you really want to stay in concrete jungle till is finishes completely ... i.e. after 5 yrs !
    BUY Ready Possession only or resale ones

  19. Folks who have been discussing this thread in 2010, would like to update you on the opinion since your last post.

    Have invested in Vatika in 2010 March with the promise of possession in 2011 October. Its been very hard to get the possession because he has made changes to the plan and removed 1 building from the 4 building plan initially.

    What you see in the pictures are 4 building with the amenities in the center.
    After removal of the 4th (D) building he has decided to add floors to remaining buildings making it 15 floors from earlier 11 floors.

    Its 2012 April and still no sign of the possession date. Very slippery dates !! Never seen a more uncertain project before. At the time of purchase they painted a very clean picture. Terrible experience so far.

    1. Yes I am one of the sufferer. I bought the flat in Jan 2011 and the possession date told to me was Dec 31, 2011. Today (Dec, 2012) the sites status is very far from completion because of the change in floor plans (11 floor to 17 floor). The corporation also has demolished the 17th floor because he has not taken the approval for that.
      Now he is saying he got the approval but when the flat holders asked to show the new approved blue print of the plan, he is not ready to show. The builder is behaving very weirdly with flat holders. Every time he come up with new date of possession. He is not having the concrete plan of Vatika yet.
      Communication is the major problem with Bhujbal Brothers Construction company. Once you bought the flat and paid for it, then you are not eligible for seeking any information or ask questions. This is what the strategy of so called ISO 9001:2000 company. Really pathetic unprofessional behavior.
      Do not invest in any project of Bhujbal Brothers construction company.

    But after 5 years , it is totally a mess and displeasure who have booked flat in Vatika as there is no date for possession by builder and giving slippery dates from last 2 years

  22. Two weeks back I visited Eternity launched by Bhujbal Brothers Construction Company.

    This project is located in Kothrud. I had visited this area 4 years back when I wanted to book a apartment. The area/location is as it is that I saw 4 years backs. There is no amenity and no good internal road, which was promised when I had enquired for that apartment. Actually that complete area is shared by some Bhujbal brothers and the area is divided by these brothers.

    So, overall I got the sense that lot of false promises are made about amenities and internal road but nothing is given. The builder is asking 9000 rs for that single apartment building, where as the rate at that area is between 7000 - 8000 Rs/sq ft.

    I also came to know that the build Bhujbal also stays at that area and the roads in front of his house is also bad. These brothers dont have a foresight which we could see in schemes like Magarpatta city where complete area was well organized and lot of amenities were given.

    The builder also have bad reputation of delays and bad quality work. So, better stay away from this builder.

  24. Bhujbal Brothers Construction Company is totally unprofessional and horrible in communications. I booked a flat in Jan 2014 paying the agreement amount too as this is one of my so called "good friends" property. I am badly regretting the decision of paying the agreement amount before even the agreement was completed. I was told by them that the agreement will be done in another 20 days and it never happened till date and there is no fucking advancement in the property construction too. Do not trust a single word these builders tell you as they do not keep any of it and it is just a way to lure the consumers into buying a property and thats it. Now that i want my money back, they are giving me a freaking hard time and revealing off their true nature.   27. I am resident of Valay project by Bhujbal brothers. He is one of the worst builders in Pune. We, residents, are suffering with lot of inconviniece in Valay. No society formation even after 2 years, no promised things delivered, electricity get disconnected frequently since he does not pay bills, no approach road, many linkages. I would suggest, its better to stay in rented flat instead of buying property from such a hopeless, unprofessional and pathetic builder. His office staff does not entertain if you visit his office in Karve Nagar. Ganesh who is contact person, is the worst person whom I have ever communicated. They dont have manners about how to treat a customer. Extremely worst experience

No society formation even after 2 years, no promised things delivered, electricity get disconnected frequently since he does not pay bills, no approach road, many linkages. I would suggest, its better to stay in rented flat instead of buying property from such a hopeless, unprofessional and pathetic builder. His office staff does not entertain if you visit his office in Karve Nagar. Ganesh who is contact person, is the worst person whom I have ever communicated. They dont have manners about how to treat a customer. Extremely worst experience

  29. Very pathetic builder. Even after 7 years, the project is not completed. Illegal construction of 18 floors is done. No amenities provided even after 1.5 years after possession. No occupancy certificate, many NOC's pending, no conveyance deed. Consumers are facing many problems because of not completion of project. Not only Vatika, he has created problem for his projects like Valay, Mystic trails, Forest Mist - Handewadi/Hadapsar, Shirval project. Dont book any flat under Bhujbal Brothers construction company.
    Many cases are launch agains builder. Akhil Bhartiya Grahak Panchany is asking for CBI enquirey now because of fraud made by this organization.
    Builder is not still serious about completion of the project.
